Marketing
- Place "For Rent" sign on property.
- Place ad in newspapers, rental magazines, and website when appropriate.
- A direct phone number to CWB Property Management will be on all signs and advertising.
- Market the property on www.cwbmanagement.com with photos of the property as well as basic information including bedrooms, baths, sq. footage, etc.
- Property information sheets at each property attached to the sign.
- Other incentives as approved by the property owner.
Tenant Services
- Screen all potential tenants which will include a background check, credit check, employment history and rental history.
- Show potential tenants the property.
- Prepare all management contracts and lease agreements.
- Educate the tenant of their responsibilities including the maintenance of the rental unit.
Inspections
- A thorough inspection is performed before and after a tenant moves in.
- Tenant will complete a move in and move out check list of the property.
- Periodic inspections of the property will be performed to ensure that the tenants are adhearing to the lease terms.
Accounting Services
- Collect rent - Due on the 1st day of each month and late on the 3rd day of each month. After the 3rd day, a $50 late fee will be issued and a 3-day notice to pay or quit by the 5th of the month will be sent.
- We will not accept any partial rent payments; all payments must be made in full.
- Disburse net rent proceeds on the 20th of each month to the property owner.
- Monthly statements.
- Provide a copy of all bills paid in behalf of the specific rental unit.
- End of year operating statement and 1099 will be provided to the property owner.
Cost or Menu of Services
- 10% of rents collected
- 50% of the first months rent is payable to CWB for a renting/leasing fee.
- $75.00 processing fee paid by the potential tenant for: application for rent including the credit check, background check, employment history and rental history.
- $40.00 return check fee.
- $20.00/month fee for making mortgage payments in behalf of the property owner. (optional service)
Realtors
- A Realtor referral fee of 50% of the first months rent (on the initial lease) is payable to the referring licensed real estate agents brokerage when tenant takes possession of the rental unit and pays the associated rent and deposits.
- CWB Property Managment will notify the referring real estate agent when the lease is 60 days from expiring.
- If the tenant expressed a desire to sign a lease option to purchase a CWB managed rental unit, CWB will notify the referring agent. It shall then be the responsibility of the real estate agent to contact and handle the potential option. CWB makes no promise of facilitating an option for an agent.
